Messe München Accommodation for BAU, Bauma, Expo Real and IFAT

Munich is the most extreme hotel market in the German trade fair calendar. Bauma alone, held every three years at Messe München in Riem, brings more than 600,000 visitors and pushes hotel demand up to 80 km from the city. BAU, IFAT, Expo Real, Productronica, electronica and ISPO each fill central Munich and the Riem catchment, and during Oktoberfest the entire city is locked out for non-trade-fair travel even before any Messe activity is added on top.

Bauma is the textbook worst case. Average room nights during Bauma sell at 4 to 6 times the normal rate, and exhibitor teams who book six months out routinely end up in Augsburg, Ingolstadt or even Salzburg, with two-hour daily commutes by coach. BAU in January creates a similar but slightly shorter spike. Expo Real, IFAT and electronica each saturate Riem and Schwabing within their own demand profiles.

The structural reason is supply. Munich has fewer central hotel beds per fair visitor than any other major German exhibition city, and Messe München is 12 km east of the Marienplatz core. Without contracted blocks, even a five-person sales team can end up split across three hotels in three different districts.

We hold annual contingents in Riem and Messestadt directly adjacent to Messe München, in Schwabing for business travel teams, in central Munich around Marienplatz for client hospitality, and at Munich Airport (MUC) for international arrivals. For Bauma we begin contracting 24 months in advance because anything later cannot guarantee the team stays in one location.

Each Munich booking is structured by event profile. Bauma exhibitors are placed in Riem first, then ring blocks in Trudering, Aubing and Pasing with dedicated coach service. BAU teams get Messe-side rooms with parking for stand transporters. Expo Real executives go to Schwabing or central premium hotels for evening investor meetings. IFAT technical teams get Riem or airport-area properties depending on flight schedule. One coordinator owns the entire Munich logistics chain from contract to checkout.

Munich is the only German fair city where ground transport requires regional thinking. We schedule daily coach service from any block within 50 km of Riem, with multi-bus rotations during Bauma to handle 200+ person delegations. MUC airport transfers are coordinated through the A99 to bypass central Munich traffic, with sedans for executives and 19 to 79 seat coaches for booth crews.

Beyond the basic Riem shuttle we provide evening transport to restaurants in central Munich and Schwabing, multi-day driver retention for long Bauma and electronica weeks, combined transfer plus interpreter packages for German automotive and industrial supplier meetings, and dedicated overnight coach service for stand build crews working until midnight. For Bauma specifically, we maintain a separate logistics desk because the scale exceeds normal trade fair operations.
